1. Acceptance of Terms

By accessing or using PropertiesForWholesale.com ("Site"), you agree to these Terms of Use and our Privacy Policy. If you do not agree, do not use the Site.

2. Nature of the Service

PropertiesForWholesale.com is a wholesale real estate deal-alert and buyer list-building service operated by Homes For Cash Fast. The Site allows qualified cash buyers and investors to register to receive deal alerts for wholesale properties available for assignment in the Bay Area.

No purchase obligation. Registering for deal alerts does not obligate you to purchase any property. Registering is free.

Assignment disclaimer. Wholesale transactions involve the assignment of a real estate purchase contract from Homes For Cash Fast to the buyer. Buyers acquire equitable interest via contract assignment, not a direct purchase from the property owner. Assignment fees are disclosed on each deal. Buyers are responsible for all due diligence.

No property condition warranty. Homes For Cash Fast makes no representations or warranties about the condition, title, or value of any property described in a deal alert. All properties are sold as-is.

3. Eligibility

You must be at least 18 years of age and legally capable of entering into a binding contract to use this Site. By registering, you represent that you meet these requirements.

4. Communications

By registering, you consent to receive deal alert emails from Homes For Cash Fast. You may unsubscribe at any time by clicking the unsubscribe link in any email. Additionally, you have separately consented to receive calls and/or text messages as disclosed in the registration form.

5. Limitation of Liability

To the maximum extent permitted by law, the Site and all deal alerts are provided "as is" and "as available," without warranties of any kind, express or implied. Homes For Cash Fast and its owners, employees, and agents shall not be liable for any indirect, incidental, special, consequential, or punitive damages — including lost profits, lost opportunities, or losses arising from any property transaction, missed transaction, or reliance on information in a deal alert — arising out of or relating to your use of the Site. Our total aggregate liability for any claim arising out of these Terms or your use of the Site shall not exceed one hundred dollars ($100). Nothing in these Terms limits liability that cannot be limited under applicable law.

You are solely responsible for your own due diligence, inspections, and professional advice (legal, financial, and otherwise) before entering any real estate transaction.

6. Governing Law

These Terms are governed by the laws of the State of California without regard to conflict of law provisions.
